SCHEMATIC DESIGN
Using the site information and what we have gathered in the Programming stage, we begin to transform all the criteria into optimum design concepts. The scheme or schemes will illustrate the appearance through graphics such as a site plan, floor plans, elevations and illustrations such as sketches or renderings. It may also include a physical model if requested by you or the neighborhood jurisdiction. The schemes will also focus on the essential elements of orientation, views, spatial relationships, circulation, flow, size and volumes of the spaces. There will often be more than one round of schematic design conversations as the preferred direction is refined.
